Why councils work with Capital Boot Sales

Our operating model is built to maximise site performance while minimising risk and involvement for the landowner.

Through established systems, pricing strategy, and marketing capability, we consistently deliver higher attendance, stronger commercial returns, and well-managed sites compared with typical operators.

We take a flexible, pragmatic approach to licences, leases, and site arrangements, allowing us to work effectively within public-sector constraints.

This is why councils appoint us not only to launch new sites, but also to take over existing or underperforming locations and improve results, including increased rental or licence income.

Full operational responsibilty

Capital Boot Sales takes full responsibility for every site it operates.

We manage all operational, commercial and reputational aspects of delivery, including access, stewarding, waste management, compliance, communications and contract management. Where sites are transferred from previous operators, we manage the transition directly to ensure continuity and improved commercial performance.

This approach removes day-to-day involvement and operational risk from the landowner, while delivering stronger and more reliable income. It is why public sector landowners appoint us to operate high value sites and continue to work with us long term.

Commercial viability and confidence of return

Capital Boot Sales operates only where there is clear evidence of demand and suitability for market use. We do not pursue speculative locations or short-term trials without a strong commercial basis.

Our experience across multiple council-owned sites is that where locations are well chosen and professionally managed, markets continue to perform reliably and generate meaningful income. This allows councils to commit time and resource to approvals with confidence that the outcome will justify the process, rather than relying on untested or ad-hoc arrangements.

- John L

“Biggest hardstanding boot sale I have ever seen”

- Darren R

“Love it. No wet and muddy and feet at this car boot sale. Brilliant solid surface. Easy to get around with a buggy or wheelchair. Highly recommend”

“My new favourite, you have very well thought out start times that appeal to us all. No need to wake up at ridiculous times of the morning anymore”

- Gary S
